Materials run higher; nearly everything else runs lower. Steel's premium is confined to the stud package, while its savings show up in framing labor (days instead of weeks), waste (near zero versus 10–15% of the lumber bill), construction-loan carry time, callbacks, pest prevention, and often insurance. On most projects the totals land close, and on labor-intensive or fire-zone projects steel frequently comes out ahead. Your quote includes the side-by-side so you can judge with real numbers.

The same options as any framed building — typically a concrete slab with anchor bolts placed to our drawings. Steel frames are lighter than comparable wood or red-iron structures, which can actually simplify footing requirements. Your engineering package specifies the foundation, and we coordinate directly with your concrete contractor so the anchor layout matches the frame to the millimeter.

Faster than with wood, once they've seen it. Every stud arrives pre-punched with aligned service holes, so wire and pipe pull straight through the wall without drilling a single hole. Grommets protect wiring at each penetration, and connections use the same self-drilling screws as commercial work. Most trades' second steel job bids lower than their first.

Your frame ships banded and palletized on a flatbed, organized by assembly sequence. Every member carries a printed label matching the drawings, and the package includes stamped engineering, assembly drawings generated from your 3D model, fastener schedules, and the hardware itself. A forklift or skid steer handles unloading; smaller shed kits can be hand-unloaded.

Yes, and it's common. Cold-formed steel walls under wood trusses, CFS infill inside red-iron shells, steel-framed additions on wood houses — all standard, engineered connections. If you're adding to an existing structure, we design the interface so the two systems carry loads the way the code expects.

The winning detail is continuous exterior insulation (rigid foam or mineral wool board) over the studs, plus cavity insulation between them. The continuous layer breaks thermal bridging — steel's one honest energy drawback — and produces an envelope that meets or beats modern energy codes. We detail this into every conditioned building we design; it's a solved problem, not a compromise.

Inside a properly built envelope, galvanized framing is rated to outlast the building's design life — commonly cited at well over a century in dry-climate service. There's no biological clock ticking: nothing eats it, nothing rots it, and it doesn't fatigue under normal loads. The practical answer: the frame will not be the reason the building comes down.

We work alongside your lender rather than replacing them — steel structures qualify for the same construction loans, ag loans, and mortgages as conventional builds, and we're happy to provide lenders the documentation they need (stamped engineering, fixed-price framing contract, build schedule). The locked framing price tends to make loan officers noticeably friendlier.

Questions to Ask Your Insurer

Insurance savings on steel builds are real but carrier-specific — so the move is to ask precise questions before you build. Print this list, call your agent, and take notes:

  • "How do you classify a cold-formed steel framed building, and what does that class do to my premium?" Make them name the construction class — non-combustible classifications typically rate better than frame construction.
  • "What's the premium difference at my specific address — quote both?" Ask for the wood-frame quote and the steel-frame quote side by side, in writing.
  • "Does non-combustible framing affect my insurability in a wildfire-rated area?" In WUI zones, this can matter more than price — some carriers will write steel where they decline wood.
  • "What discount applies to builders-risk coverage during construction?" Non-combustible framing lowers job-site fire risk from day one — the savings can start before you move in.
  • "Do termite, rot, or mold exclusions in my policy become irrelevant with steel framing?" Understand what claims risk disappears entirely from your side of the ledger.
  • "What documentation do you need from my builder to apply the correct class?" We provide spec sheets and stamped engineering — make sure they reach the underwriter, not just the agent.

If your agent shrugs at these questions, get a second quote — carriers differ widely on how they credit non-combustible construction, and shopping the build can be worth thousands over a policy's life.

Rebuilding After Wildfire: A Checklist

If you've lost a structure to fire, the rebuild is a chance to make the next one the building that survives. Work down this list in order:

  1. Settle the claim scope first. Get your insurer's full statement of loss before finalizing design — coverage for "like kind" construction often extends to non-combustible upgrades; ask explicitly.
  2. Ask about rebuild-hardening incentives. Some carriers and state programs credit ignition-resistant reconstruction. Get any commitments in writing before you sign contracts.
  3. Check county requirements early. Post-fire rebuilds in Washington and Iron counties may trigger current WUI code provisions — a non-combustible frame satisfies the structural side by default.
  4. Design the whole envelope non-combustible. Frame in steel, then match it: Class A roofing, ember-resistant vents, non-combustible siding and decking, tempered glazing where exposure demands it.
  5. Re-establish defensible space as part of the build. Plan hardscape, gravel perimeter zones, and vegetation spacing into the site plan now, while equipment is already on site.
  6. Compress the timeline deliberately. Manufacturing your frame while the slab cures shaves weeks — ask us to sequence design, permitting, and roll-forming in parallel. Displacement time is a real cost; treat it like one.
  7. Document everything for the next policy. Photograph the non-combustible assemblies as they go in. Your new insurer should rate the building you actually built, not a default assumption.

Glossary: CFS, Translated

Steel framing comes with its own vocabulary. Here's what the terms on your drawings and quote actually mean:

Cold-formed steel (CFS)
Structural framing members roll-formed from galvanized sheet steel at room temperature — as opposed to hot-rolled "red iron" beams. Also called light-gauge steel.
Roll-forming
The manufacturing process that bends flat steel coil into C-shaped studs and tracks by passing it through a series of rollers — in our shop, driven directly by your building's 3D model.
Stud
The vertical framing member in a wall, the steel equivalent of a 2×4 or 2×6. C-shaped in cross-section, with pre-punched holes for services.
Track
The U-shaped horizontal channel at the top and bottom of a wall that the studs seat into — the steel version of top and bottom plates.
Gauge / mil thickness
The thickness of the steel itself. Modern specs use mils (thousandths of an inch) — e.g., 43-mil roughly corresponds to old 18-gauge. Thicker steel carries heavier loads.
Galvanizing (G60/G90)
The zinc coating that protects steel from corrosion. The number is coating weight — higher means more zinc. Standard framing coatings are rated for the life of a building in a closed, dry assembly.
Non-combustible construction
A building-code material classification for components that do not ignite or contribute fuel to a fire. Cold-formed steel framing qualifies; wood framing does not.
WUI (wildland-urban interface)
The zone where development meets wildland vegetation — much of rural southern Utah. WUI-mapped areas often carry stricter fire-resistance requirements and tougher insurance underwriting.
Clear span
The distance a roof or floor crosses without interior support posts. Steel's strength-to-weight ratio makes long clear spans practical — the open shop floor, the post-free barn alley.
Panelization
Assembling wall sections flat (in the shop or on the slab) and standing them as complete panels — a major reason steel kits frame in days.
Pre-punched service holes
Factory openings in each stud, aligned across the wall, that let electricians and plumbers run wire and pipe without drilling. Protective grommets snap in where wiring passes through.
Thermal bridging / continuous insulation
Heat conducting through framing members faster than through insulation. Steel conducts more than wood, so steel walls are detailed with a continuous exterior insulation layer that breaks the bridge — standard practice, fully code-recognized.
Stamped engineering
Structural calculations sealed by a licensed professional engineer for your specific site loads (wind, snow, seismic). Included with every VeriSteel structure; it's what your building department wants to see.
